The ten most effective eco-friendly building materials for UK homes are certified timber, cross-laminated timber, reclaimed brick, lime mortar and render, wood fibre insulation, sheep’s wool insulation, recycled cellulose insulation, low-carbon concrete, reclaimed steel and low-VOC paint.
That list resembles a dozen others online until you ask what each one costs, whether an ordinary builder can fit it, and whether it suits a British house at all. Plenty of materials on these lists are excellent in California and useless in Nottingham.
Here are the ten, properly. Then the ones that keep getting recommended and shouldn’t be.

What makes a building material eco-friendly?
A material is eco-friendly when its total impact across manufacture, transport, use and disposal comes in below the standard alternative it replaces.
The measure that matters most is embodied carbon: everything emitted in extracting, making, transporting and installing a material, before anyone moves in. For thirty years the industry chased operational carbon instead, meaning heating and power. As homes get better insulated and the grid gets cleaner, embodied carbon becomes the larger share. On a well-insulated new build it can account for most of the lifetime total.
Four other things decide whether a material earns its place:
- Renewability. Timber from managed forests regrows. Clay, sand and iron ore do not.
- Reusability. Bolted steel can be undone. Brick bedded in lime comes apart cleanly; brick in cement usually doesn’t.
- Toxicity. VOCs off-gas from paints, adhesives and some boards for months. In an airtight house that adds up.
- Durability. Sixty years beats fifteen, regardless of how it was made. Replace something four times and you’ve multiplied its impact by four.
Transport counts too. A material shipped 8,000 miles arrives carrying the journey, which is why British timber, local reclaim and UK-produced lime start ahead.
The 10 best eco-friendly building materials

1. Sustainably sourced timber (FSC and PEFC certified)
Softwood and hardwood from forests where replanting and biodiversity are audited rather than assumed. It goes into framing, joists, rafters, cladding, joinery and flooring.
Timber stores carbon instead of releasing it. A cubic metre of structural softwood holds roughly a tonne of CO2 for as long as the building stands; strength-to-weight is excellent, and every trade on site already knows how to work with it.
Cost: Identical to uncertified. Most softwood through UK merchants is already certified.
Verdict: Worth it on every project. The easiest win available, and it costs nothing.
2. Cross-laminated timber and glulam
Engineered timber. CLT is boards glued in alternating layers into structural panels; glulam is laminated beams that span further than solid timber beams. Both appear increasingly in extensions and self-builds.
It competes with concrete and steel at a fraction of the weight, so foundations shrink. Panels arrive cut to millimetre tolerances and a frame goes up in days rather than weeks, with the carbon locked inside.
Cost: £400 to £700 per m² for the structure. Higher than blockwork on paper, though faster erection and lighter foundations recover much of it.
Verdict: Worth it where spans or programme justify it, overkill for small alterations. Most CLT is imported from Austria and Germany, which dents the transport argument.
3. Reclaimed brick
Brick salvaged from demolition, cleaned and resold, used for facing work and extensions to older houses.
Embodied carbon is effectively zero, since the energy that fired it was spent a century ago. Victorian stock is often denser and better fired than anything you can buy new. And if you’re extending a period property, reclaim is the only way to get a genuine match. New brick made to look old rarely convinces anyone standing three feet away.
Cost: £600 to £1,200 per thousand against £400 to £700 for new facing brick. Allow 10 to 15 per cent wastage, as not every brick survives cleaning.
Verdict: Worth it whenever you’re extending an older house. Good supply across the East Midlands, but order early. Our home extension projects on period properties almost always use reclaim.
4. Lime mortar, plaster and render
Mortar and plaster made with lime rather than Portland cement, used for pointing, bedding brickwork, internal plaster and external render.
Lime is vapour permeable, so moisture moves through and evaporates rather than sitting trapped. It reabsorbs CO2 as it cures. It is also soft enough to move with a building that shifts slightly, which is why cement pointing cracks on a Victorian terrace and lime doesn’t.
Cost: Materials comparable to cement. Labour typically 20 to 40 per cent higher, since lime works slower and needs protecting while it cures.
Verdict: Worth it, and on a solid wall property it’s the technically correct answer rather than the green one. Cement render on solid brick traps moisture and creates the damp problems people then spend thousands chasing. If you’re having plastering or external rendering done on an older house, raise lime specifically.
5. Wood fibre insulation board
Rigid or flexible board made from compressed wood fibre, generally a sawmilling byproduct. Its main use is solid wall insulation, internal or external.
Conductivity of roughly 0.038 to 0.048 W/mK puts it near mineral wool and behind PIR. What PIR can’t do is manage moisture, and wood fibre carries real thermal mass, which slows summer heat gain noticeably in a west-facing room.
Cost: £60 to £110 per m² installed as part of an external wall system, against £12 to £18 per m² for PIR.
Verdict: Worth it for solid wall insulation, where getting the moisture behaviour right prevents damp. You’ll need a specialist merchant, as general builders’ merchants rarely stock it.
6. Sheep’s wool insulation
Batts or rolls of British wool with a small percentage of polyester binder, suited to lofts, timber frame walls and anywhere the build-up needs to breathe.
Conductivity of 0.038 to 0.042 W/mK is roughly level with mineral wool. Where it pulls ahead is moisture, absorbing and releasing it without losing thermal performance. It’s also far pleasanter to handle, with none of the itch and dust.
Cost: £35 to £55 per m² installed. Mineral wool loft roll is £5 to £8 per m² installed.
Verdict: Worth it in solid wall retrofits and older timber structures. Hard to justify in a straightforward loft, where mineral wool does the same thermal job for a fifth of the money.
7. Recycled cellulose insulation
Shredded recycled newspaper treated with borate against fire and pests, then blown into place.
Conductivity of 0.035 to 0.040 W/mK is solid, but the real advantage is that blowing it fills irregular voids completely. That removes the gaps and cold bridges you get when someone wrestles rigid batts into an awkward space, which in a Victorian loft with inconsistent joist spacing is worth more than the numbers suggest.
Cost: £10 to £20 per m² installed, competitive with conventional insulation once labour is counted.
Verdict: Worth it, and badly underrated. Low carbon, low cost, better fit. Needs an installer with blowing equipment, so not a DIY job.
8. Low-carbon concrete (GGBS and recycled aggregate)
Concrete where some Portland cement is swapped for ground granulated blast furnace slag or pulverised fuel ash, both industrial byproducts.
Replace half the cement with GGBS and embodied carbon falls dramatically. Strength is comparable, durability often better, sulphate resistance improves. The trade-off is slower early strength gain, which can add a day or two to the programme.
Cost: Broadly neutral, occasionally slightly cheaper.
Verdict: Worth it on every project involving concrete, which is nearly all of them. Highest impact and lowest effort on this list. Any ready-mix supplier will quote a GGBS mix, and almost none will offer one unless you ask.
9. Reclaimed and recycled steel
Structural steel salvaged intact, or new steel made from scrap in an electric arc furnace. Beams, lintels, columns, structural openings.
Steel recycles indefinitely with no loss of properties, and recycled steel carries a fraction of the embodied carbon of virgin. Bolt the connections rather than welding and a beam can come out and go elsewhere in fifty years.
Cost: Recycled content steel is standard pricing. Genuinely reclaimed sections cost less but need testing and certification, which swallows the saving on small jobs.
Verdict: Worth it, and largely automatic. Most UK structural steel already has high recycled content. Ask your fabricator for the figure.
10. Low-VOC and natural paints
Paints built on natural oils, plant resins, clay or mineral binders rather than petrochemical solvents. Mineral and clay paints are also breathable, which matters enormously over lime plaster.
Off-gassing is far lower, so the smell clears in hours rather than weeks. Breathable mineral paint lets a lime-plastered wall carry on working, where standard vinyl emulsion seals it and undoes the point of the lime underneath.
Cost: £40 to £70 for 5 litres against £25 to £40 for standard trade emulsion. A couple of hundred pounds across a house.
Verdict: Worth it, especially in bedrooms and children’s rooms, and essential over lime. The cheapest meaningful improvement to indoor air quality you can make.
Also worth knowing: hempcrete, cork, natural linoleum and straw panel systems all have genuine merit. Hempcrete and straw suit committed self-builds rather than extensions, while cork and linoleum are excellent floor finishes without changing a building’s carbon picture much either way.

Compare the whole build-up, never the material alone. Wood fibre looks expensive against PIR per square metre, but if it prevents condensation in a solid wall it has saved a repair costing more than the entire insulation job.

Materials that get recommended but rarely work here
Bamboo. Fast growing and genuinely strong, but grown almost entirely in Asia and shipped several thousand miles, which cancels much of the benefit. There’s no established route through UK structural design, and the flooring sold here is bamboo strands bonded with adhesives carrying their own footprint. Fine as a floor finish. Not a British building material.
Mud brick and rammed earth. Superb in hot, dry climates with big day-to-night temperature swings. Britain has neither. Earth needs protecting from driving rain and insulates poorly, which puts it at odds with Part L before you start.
Aerogel insulation. Best thermal performance per millimetre of anything on the market, and extremely expensive with it. One legitimate use in UK housing: a listed building or tight urban site where you can’t lose more than 20mm of floor space. Everywhere else, wood fibre does the job for a fraction of the money.
These keep appearing because most articles on this subject summarise other articles on this subject, and errors travel forward intact. Judge any list by whether it tells you what not to use.
What does a sustainable specification cost?
Some materials cost more, many cost nothing extra. Certified timber, low-carbon concrete and recycled steel are all price parity. Cellulose is competitive once labour is counted. The genuine premiums are natural insulation, at two to five times mineral wool installed, reclaimed brick at 50 to 100 per cent above new, and lime, which costs in labour rather than materials.
On a standard single storey extension:
- Certified timber, low-carbon concrete, recycled steel, reclaimed brick and low-VOC paint adds roughly 3 to 8 per cent to build cost, most of it in the brick.
- Add natural insulation throughout and you’re at 10 to 15 per cent.
Upfront cost is the wrong question for anything staying in a building for decades. Lime pointing outlasts cement and doesn’t erode the brick faces while it’s there. Where the whole-life argument genuinely fails is natural insulation in a situation where a cheaper material performs identically, so be honest about which case you’re in.
What to use where
Structure. Certified softwood for framing, CLT or glulam where spans justify it, recycled content steel for beams and openings.
Walls and cladding. Reclaimed brick where you’re matching existing. Larch or western red cedar cladding, both of which weather without treatment. Lime render on solid walls, never cement.
Insulation. Cellulose in lofts and irregular voids. Wood fibre for solid walls. Sheep’s wool in breathable timber build-ups. Mineral wool where breathability isn’t a factor and budget is tight.
Roofing. Reclaimed slate and clay tiles, both of which regularly outlive their second installation and are easy to find locally from demolition.
Floors and finishes. Cork or natural linoleum in kitchens and upstairs rooms. Reclaimed or certified timber boards elsewhere. Low-VOC paint throughout, breathable mineral paint over any lime.

Renovating an older house: where materials stop being optional
Nottingham has a large stock of Victorian and Edwardian housing, and a fair share of the damp we get called to look at was created by well-intentioned modern materials.
A solid brick wall has no cavity and no damp proof course. It handles moisture by absorbing it and letting it evaporate out again, and that depends on every layer being vapour permeable. Seal one side with cement render, gypsum plaster or vinyl paint and the moisture can’t leave. It goes into the internal face of the wall instead, or into the timber ends built into it.
The same logic applies to mortar. Cement is harder than Victorian brick, so when the wall moves the mortar refuses to yield and the brick face fails instead. Repointing an elevation in cement is one of the most reliable ways to wreck a period façade, and it still happens constantly. Lime is deliberately softer, sacrifices itself first, and lets moisture through. Any plastering or repointing work on a pre-1919 property should be lime based.
Internal wall insulation is where this gets expensive. Fix impermeable board to the inside face of a solid wall and it gets colder, because the house is no longer warming it, while moisture is trapped behind the insulation. Condensation follows, then rot in embedded timber. Wood fibre bedded in lime plaster avoids all of it. The build-up stays breathable, the dew point stays where it belongs, and the wall carries on doing its job.
If the property is listed or in a conservation area, consent may apply to repointing, render and external finishes. Those rules push you towards traditional materials anyway, so the compliant choice and the sustainable one usually turn out to be the same one.
Sourcing reclaimed materials
Brick, slate, clay tiles, structural timber, floorboards, steel sections and quarry tiles are all regularly available across the Midlands through salvage yards, demolition contractors and online marketplaces. Buying direct from a demolition contractor is cheapest and least convenient, since you take what exists on the day it exists.
Three catches, all real:
- Quantity. Reclaim comes in the amount that survived, not the amount you need. Ordering one more pallet to match is often impossible.
- Consistency. Bricks from one building vary in colour and size, which is the charm of a reclaim façade and a problem anywhere you need dimensional accuracy.
- Lead time. You find reclaim on its schedule, not yours. Start looking months ahead.
None of that is a reason to avoid it. It’s a reason to plan early, which most people don’t. Our completed projects show what reclaimed brick and slate look like once they’re in and weathered.
Do eco-friendly materials meet UK building regulations?
Yes, provided they’re specified correctly and carry the right test data.
Part L sets performance through U-values and overall emissions rather than dictating materials. Natural insulation meets it without difficulty. Because most natural insulations have higher conductivity than PIR, you simply need more thickness to reach the same U-value, which is a design consideration rather than a compliance problem.
The Future Homes Standard was published on 24 March 2026 and comes into force for new residential submissions in England on 24 March 2027, with a transitional cut-off in March 2028. It requires new homes to produce at least 75 per cent lower carbon emissions than those built to the 2013 standards, effectively making heat pumps and solar the default, with solar provision set at an array equivalent to 40 per cent of ground floor area.
Two things are worth understanding. It applies to new dwellings, not extensions and renovations, which continue under the existing Part L provisions for existing buildings. And it targets operational carbon rather than embodied carbon, so it doesn’t directly regulate the materials here. Embodied carbon regulation is widely expected to follow.
Fire and warranties. Natural insulations carry Euroclass ratings like anything else, and restrictions on combustible materials in external walls apply mainly above 18 metres, which excludes domestic work. The practical constraint is lending: mortgage providers and warranty schemes are conservative about non-standard construction. Timber frame, CLT and conventional materials are fine. Straw bale, hempcrete and earth construction can complicate a mortgage and reappear as a problem on resale, so check before committing rather than after.
How to avoid greenwashing
Certifications worth something: FSC and PEFC for timber, both with audited chain of custody. Environmental Product Declarations are the strongest signal available, being verified measurements of a product’s impact across its full life. BREEAM for whole buildings. ISO 14001 covers a manufacturer’s environmental management and says nothing about the product itself.
Claims worth little: eco-friendly, green, natural and sustainable have no legal definition in product marketing. Neither does recyclable, which describes what could theoretically happen rather than what does. Recycled content without a percentage is close to meaningless.
Ask a supplier five things: do you have an EPD, what percentage is recycled content, where is it made, what’s the expected service life, and what happens at end of life. Anyone answering all five without pausing is selling something real.

Four expensive mistakes
Specifying something the trades can’t fit. Lime plaster applied like gypsum fails. Natural insulation stuffed in with gaps performs like no insulation. Check your contractor has genuinely used it, and if they haven’t, be honest rather than optimistic.
Mixing breathable and non-breathable layers. Wood fibre behind gypsum plaster and vinyl paint is a breathable system with a sealed face, which is to say not a breathable system. Every layer has to be permeable or the build-up fails.
Chasing materials while ignoring detailing. A house built entirely from sustainable materials with poor air tightness and cold bridges at every junction will burn more energy than a conventional house detailed properly.
Paying a premium for a marginal gain. If something costs three times as much and improves the outcome by five per cent, put the money into insulation thickness or air tightness instead.
Where to start
Five things that deliver most of the available carbon saving for a fraction of the effort:
- Ask for a GGBS concrete mix. Costs nothing.
- Specify certified timber throughout. Costs nothing.
- Use lime on any pre-1919 brickwork. Modest labour premium, prevents expensive damage.
- Use reclaimed brick and slate where you’re matching existing.
- Switch to low-VOC paint. A couple of hundred pounds across a house.

Do eco-friendly materials need different maintenance?
Some do. Lime render and pointing must be repaired with lime, never patched with cement. Is reclaimed material safe to use?
Usually, with checks. Reclaimed brick, slate and clay tiles are inert and carry no real risk. Buy from a reputable salvage yard and ask what building it came out of.
What are the most sustainable window and door options?
Timber frames from certified sources perform best over their life, because they can be repaired rather than replaced and are biodegradable at end of life. Aluminium has high embodied carbon but recycles indefinitely. UPVC is the weakest option, with a limited service life and poor recycling routes once it fails.
Can you use natural insulation without causing damp?
Yes, and in solid wall properties it’s usually the safer option. Wood fibre and sheep’s wool let moisture pass through and evaporate. The risk comes from combining them with impermeable layers such as gypsum plaster or vinyl paint, which traps moisture inside the wall.
How do I find a builder who works with these materials?
Ask which of the materials they have used and on what job, rather than whether they can work with them. Lime plastering and wood fibre systems both need real experience to get right. A contractor who names specific projects and lets you see them is a safer bet than one who simply says yes.
