Your hot water system decides your shower
This is the first thing we check, and the thing most homeowners find out about too late. The shower you can have depends entirely on how your house heats water.
- Combi boiler. No tank, no cylinder. Flow rate is limited by the boiler, so a large rainfall head or a dual-outlet shower may not perform the way it does in the showroom. Electric showers and standard mixers work well. Pumps cannot be fitted to a combi.
- Unvented cylinder, running at mains pressure. The best of the three for showering. Strong, balanced pressure at hot and cold, so rainfall heads, body jets and dual outlets all work properly. Cylinders need annual servicing and must be installed by someone holding the relevant qualification.
- Gravity-fed system, with a cold tank in the loft and a cylinder in the airing cupboard. Common in older Nottingham semis and terraces. Pressure depends on how far the tank sits above the shower, so it is often weak on the first floor and unusable in a loft. A shower pump usually solves it.

Moving the toilet, bath or basin
Changing the layout is where a bathroom project either works or gets expensive, and it comes down to drainage.
- The toilet is the difficult one. A WC needs a short, steeply falling run to the soil stack. Move it more than a couple of metres and you are either boxing in a long run, building up the floor, or fitting a macerator. Baths and basins are far more flexible, because their waste pipes are smaller and easier to route.
- Falls matter more than distance. Waste pipes need a consistent gradient. Too shallow and they block, too steep and the water outruns the solids. Getting this right is why some apparently simple layout changes cost more than people expect.
- Floors have to take the weight. Large-format porcelain, natural stone and freestanding baths all load the floor more than a standard suite. On timber floors we check and strengthen the joists rather than tiling straight over and hoping.
At survey we tell you which layout changes are straightforward, which are possible but costly, and which are not worth doing. That conversation happens before the quote, not halfway through the job.
The regulations that apply to your bathroom
A bathroom is one of the more heavily regulated rooms in a house. These are the ones that affect the work:
- Electrical safety. Bathrooms are divided into zones based on proximity to water, and each zone sets which fittings and IP ratings are permitted. Bathroom electrical work is notifiable, so it has to be certified. Our own electricians handle it and issue the certificate.
- Water regulations and scalding. Baths must be fitted with a thermostatic mixing valve limiting the outlet to 48°C. That is a requirement on new bath installations, not an optional safety extra.
- Ventilation. A bathroom needs mechanical extract, and the fan has to shift the required air volume rather than just make a noise. Where there is no openable window, it also needs a run-on timer.
- Waterproofing. In a wet room, tanking is the whole job. Boards, tanking membrane, sealed joints, correctly formed falls to the drain, then tile. Skipping any part of it is what causes leaks into the ceiling below eighteen months later.

What a new bathroom costs in Nottingham

- Size of the room and the amount of tiling. Floor-to-ceiling tiling in a family bathroom is a very different job to half-height in a cloakroom.

Dated bathroom to walk-in wet room, West Bridgford
The challenge: A couple with a cramped, dated bathroom, a leaking over-bath shower, tired tiling and a layout that wasted most of the floor space.
What we did: Stripped the room back, re-routed the pipework, fully tanked floor and walls, formed the falls to the drain, then installed a low-level walk-in shower with large-format porcelain tiles, a wall-hung toilet and basin, underfloor heating and recessed lighting.
